Is it hard to rent office space in japan?
In Japan, it is hard to get a business up and running in less than 3 months (This is the term given for a tourist visa). There are many obstacles standing in the way to get things up and running. First of all, it is a requirement in Japan that you must have an office that is separate from your house in order to start a business. Renting two different properties is a difficult and expensive task for foreigners. The difficult part is finding a guarantor or as it is called in Japanese, "A hoshonin". This person is responsible for paying your rent in the event that you can`t.
The expensive part about renting properties is the key money. This is a gift to the land owner, and you will never see this money again. Key money is the same amount as the first months rent. When you rent a property, you may have to pay up to 5 months in key money. So for example, if rent is ¥200,000, you may have to pay ¥1,000,000 in Key money.
Next you need to pay deposit as well. This is usually as much as 2 months of rent. You get this money back in the end, but paying the deposit, key money and the first months rent makes the initial amount you need to put down very daunting. For a ¥200,000 per month rent property, you may need about ¥1,600,000.
